Waarom zou u een NVM aankoopmakelaar inschakelen?
Bij een rustigere markt heeft men soms het gevoel dat je dan ook zonder aankoopmakelaar kunt aankopen. De aankoopmakelaar wordt dan voornamelijk ingeschakeld “om een voet tussen de deur” te krijgen. Een aankoopmakelaar doet echter veel meer dan dat.
Een belangrijk onderdeel is de objectieve waarde vaststellen: inmiddels zijn er tal van tools ontwikkeld waarbij de waarde wordt berekend. Let op die worden ook verwerkt in de NWWI taxatierapporten, maar deze zijn niet accuraat. Een taxateur moet hier dan een toelichting op geven. Bovendien is big data voor vele woningen in groot Amsterdam niet geschikt. Een aankoopmakelaar heeft dagelijks feeling met de markt en anticipeert hier dan ook direct op.

Working with Monique has been a wonderful experience - she removed all the anxiety and unknowns involved with buying for the first time! She is very hands-on and looks into the smallest details of every home, and is incredibly proactive in arranging viewings and follow-up appointments with the selling parties. Monique was recommended to me by a friend and I couldn't have asked for better support to buy my first house in Amsterdam. She was of great support in the search and purchasing process from A-Z. Starting with a really open and clear introduction meeting, where we discussed my wishes, Monique followed up sharing available houses that might fit my requirements, scheduling in viewings right on time to make sure I could view all appartments I was interested in and accompanying me to the viewings. We tried to get a quote from these guys, but it was impossible. They wanted us to provide them with 5 houses that exactly matched what we were looking for. If we could do that, we wouldn’t need a makelaar! We wanted help finding properties that matched our requirements. So I gave them our list of criteria, covering price budget, location, size, number of rooms and necessary features. This wasn’t good enough apparently, they needed Funda links to 5 properties that already matched the criteria exactly. So I gave them links to a handful of properties that nearly matched our criteria, outlining the reasons why they didn’t quite suit us. The just replied pointing out why they didn’t match our criteria (yeah, after I’d already told them the reasons) and asked for examples of properties that exactly matched the criteria. I tried again sending some more links to other properties that nearly matched our criteria. But they just responded that these were too expensive for us. I’m not sure how they decided this because we had explained our budget, and the prices were obviously very clear on the adverts that we had sent them. At this point we gave up. I have no idea what their prices are, but I just ended up with the opinion that they are just looking for easy customers, that have already found what they want, so they can overcharge them for an inspection and negotiating. Op welke recente opdracht ben je trots en waarom?
Bij aanvang van de zoekopdracht leek het een speld in een hooiberg. Onze klant had een klein budget en wilde heel graag in een gewilde buurt wonen. Uiteindelijk is het ons vrij snel gelukt om een woning aan te kopen in Oud West. Kortom je moet met de huidige markt ook een beetje geluk hebben ;-).
