I had a very disappointing experience with lawyer Marleen Elenbaas. For nearly two months, she did not respond to any of my emails regarding a rental issue. She failed to follow Dutch rental laws—issuing an invalid contract that is not allowed in the Netherlands anymore, not letting me repair holes before check-out she previously approved, skipping the required check-out procedure, and withholding part of my deposit based on her own cost estimation without an official invoice. After repeated requests and involving Wooninfo.nl, she finally replied—only to issue a new invoice to charge me even more, months after my tenancy ended. The fee she newly started charging me was twice her original “estimation,” and based on the way the invoice looks, I suspect she may have a connection with the repair company to her advantage. Additionally, the apartment had serious mold problems, which she neglected for two full years despite my reports. She also neglected a problem regarding WiFi which was included in the rent fee for 2 years. It is shocking that someone who disregards both legal obligations and tenant rights can practice as a lawyer in the Netherlands.
